Pune’s real estate sector has registered a remarkable performance in the first half of 2025, with Pune property sales registrations crossing the 100,000 mark – a milestone not seen in four years.
According to Knight Frank India, the city recorded 116,043 property registrations in H1 2025, marking a 16% year-on-year (YoY) growth, while stamp duty revenue surged 19% to ₹4,328 crore, the highest half-yearly collection since 2013.

In June 2025, Pune witnessed 16,597 property registrations, up 13% YoY, while stamp duty collections rose 17% YoY to ₹637 crore. This robust momentum reflects consistent end-user demand, particularly among homebuyers seeking larger living spaces and value-driven properties in strategic locations.
Premium Housing and Larger Apartments in Demand
The market has seen a shift towards higher-value housing, with the share of homes priced over ₹1 crore increasing from 15% in June 2024 to 21% in June 2025. However, 79% of transactions still occurred in sub-₹1 crore segments, indicating both breadth and depth in buyer interest.
Simultaneously, demand for spacious homes continues to rise:
- Apartments over 800 sq. ft. comprised 34% of total transactions in June 2025, up from 31% a year earlier.
- Homes sized 1,000–2,000 sq. ft. rose to 16%, highlighting a growing preference for more comfortable living spaces in the post-pandemic market.
Pune Property Sales Registrations: Central Pune Leads
- Central Pune – which includes Pune Municipal Corporation (PMC), Pimpri Chinchwad Municipal Corporation (PCMC), and Haveli Taluka – maintained its dominance with a 76% share of total residential registrations in June 2025.
- West Pune (Mawal, Mulshi, Velhe) followed with a 15% share, indicating expanding demand in emerging suburban corridors.
